Grind & Seal: Clean, Refined, Cost-Effective
Grind and seal gives you much of the look of polished concrete at a lower cost. The slab is diamond-ground to remove the weak top layer, stains and minor imperfections, then finished with a clear protective sealer that brings out the colour of the concrete and adds a soft sheen.
It is a smart choice for basements, lofts, storage areas, back-of-house spaces, retail and offices where you want a clean, finished concrete floor without a full multi-step polish. Sealers can be matte or gloss, and some can be tinted.
Because the sealer is a topical coat, high-traffic areas will need a maintenance recoat over time. We explain the expected maintenance for the sealer we recommend before you decide.

Questions
Grind & Seal Concrete: FAQs
What is the difference between grind and seal and polished concrete?+
Polished concrete is refined through many grits and densified so the shine comes from the concrete itself. Grind and seal uses fewer grinding steps and gets its sheen from a topical sealer, which costs less but needs recoating over time.
How long does a grind and seal floor last?+
The ground concrete lasts indefinitely; the sealer wears with traffic. Light-use areas can go years between recoats, while busy commercial areas need them more often. We recommend a sealer based on your traffic.
Can grind and seal be done in a basement?+
Yes, and it is a popular choice for basements and lofts. We check for moisture first, because some sealers do not tolerate moisture coming up through the slab.
Will it hide cracks and stains?+
Grinding removes surface stains and imperfections, and cracks can be filled, but grind and seal is a natural finish: repaired cracks and variation in the concrete will still show. If you want a uniform look, a coating may suit you better.
Often paired with polished concrete, concrete staining and concrete crack and spall repair.
